What Should I Look for in a Condo to Rent?

Getting a condo rental is a great way to have a decent home without needing to commit long-term to a location or having to shell out huge costs associated with buying a property.

But not all condo rentals are the same, so it’s best to do some checks before signing the lease contract. Here are some tips on what you should look for in a condo for rent:

Location

The first thing that you should check when choosing a condo for rent is the location. One of the biggest advantages of condo living is that condos enable you to locate close to everything – offices, malls, hospitals, and other key establishments. For example, living in a condo for rent in Davao City in the Philippines will take you near all that the Crown Jewel of Mindanao can offer, such as its growing number of companies, and the collection of malls in the city center, reputable schools, and an international airport.

So when you’re choosing a condo, it’s best to look around in the place where you work so that you would not need to travel a considerable distance to get to the office, saving you time and money.

Accessibility

Of course, you will also need to check how well the place is connected to other areas as you would definitely want to go out once in a while. Are there decent road networks that can take you to nearby cities and towns? Are there mass transportation options available?

Condition of The Building and The Unit

Next up is the condo itself. It’s not enough that you check for how great the actual unit is; but you also have to assess the condominium building too. Check how old the condo is, and check if the condition of the common areas appeals to you. If the building is decent enough, you can now proceed to assess the unit.

Different unit owners manage their properties differently, so you will have to see for yourself (in-person, not just through pictures) the condition of the unit. Check whether the unit will be handed over to you as furnished or unfurnished. Also, check for damages that need to be repaired before you move in, as you will likely need to pay for damages later on once your contract expires.

Amenities

Aside from the condition of the building and the unit, you also have to check for what are the additional offerings from both the condo. Most modern condos come with at least a pool, reception area, and function rooms. But, there are some that even have a gym or other sports facilities.

Policies

The next thing you need to be familiar with would be the policies of both the building and the unit owner. If you have pets, you will have to check whether you will be able to bring them. Visitation rules are also something you need to confirm, especially if you like inviting friends over.

Rental Costs

With all the above considered, the final factor that you need to confirm would be the cost to rent the unit. Aside from just fitting your budget, you will have to find a condo that offers you the best value for your money. Compare all the condo options thoroughly to see which one gives you the best value.

A condo rental can be a great home only if you are able to find a good condo in a great and accessible location, has the amenities you need, with policies that work for you, and has a price tag that is within your reach. Finding the perfect match would take some time, but all the effort will be worth it.
